Selling your home is one of the largest financial transactions you will make in your lifetime. There are many aspects of the process. Whether you are selling your first home or your fifth home, there are many crucial steps in accomplishing a successful sale.
My job as a Full Service REALTOR is to professionally market your largest asset, your home, to as many buyers and Top Producing REALTORS in the business. For some, selling a home can be a very emotional experience. My goal is to make it as headache and hassle free as possible!
It is important that we price the home properly for today's market conditions. Where is the market today? Where is it heading? I stay abreast of local and national market conditions.
The home must be effectively advertised, accentuating it's most unique features. We currently advertise on over 50 websites to market the home. Today, there is a 500%
chance that your home will be seen on the internet and sold as a result of internet exposure versus print advertising. Over 80% of home buyers start their home search online. They spend 2 to 3 weeks looking on their
own, before contacting a REALTOR. Then, 88% of those buyers purchase a home that they have seen online. Today, over 78% of REALTORs are getting their customers from the internet.
With my 30 day marketing plan the goal is create urgency and net you the most money possible, in the shortest time possible.

Presenting the Home to the Board of Realtors
Marketing the property
Including your home on over 50 Real Estate websites
Including your home on the Zillow Real Estate network
Including your home on the Active Rain Real Estate Network, featuring it in my blog site
Including your home on the Trulia Real Estate Network, featuring it in my blog site of questions & answers
Tracking the advertising to see what is working
Changing the advertising to attract different types of buyers.
Promoting the property, continuously
I am available 7 days per week
Answering all incoming calls
Re-analyzing current market data in your area
Making recommendations to you along the way
Getting buyers prequalified and/or preapproved
Providing showing information & instructions to other agents
Showing the property
Speaking with other agents continuously
Providing you with feedback
Arranging financing for the buyer, when necessary
Working smoothly with the buyer's agent
Bringing the buyer to contract
Presenting the offer
Negotiating the contract
Once a contract has been negotiated & signed with a pre- approved buyer, it is my responsibility to see to it that every aspect of the contract is completed to close the sale.
Coordinating with the buyer's lender and/or your new lender
Coordinating with the appraiser
Coordinating the home, mold, termite, wind & 4 point inspections
Scheduling any necessary repairs
Ordering the survey
Working with the Title Company to prepare for closing
Coordinating with the homeowner's insurance company
Assisting in releasing any contingencies on the contract
Coordinating the walk through inspection
Closing the transaction
Arranging a relocation agent, if necessary
Arranging for a moving company, if necessary
Following up with the you...the seller
